Planned Preventative Maintenance Services

Annual internal and external inspection of the system with emissions monitoring.

California Boiler is pleased to offer various service contracts designed to meet your specific maintenance and monitoring requirements.

Annual Inspection

The scope of work included in our annual inspections includes:

  • Performing Lock Out/ Tag Out on inlet and outlet water valves, natural gas supply valve, boiler blowdown valves, boiler and blower motor electrical disconnects.
  • Opening the boiler fireside and inspecting the refractory on the rear door, front inner door, throat and liner.
  • Brushing the boiler tubes and furnace tube, if necessary.
  • Draining the boiler.
  • Opening the waterside hand holes, low water cut-offs, blowdown and feedwater inlet to wash out all mud & loose scale.
  • Rodding out the boiler cut-off connections, if necessary.
  • Installing new hand hole gaskets, low water cut-off, and manhole gaskets.
  • Installing new plugs in boiler connections, if necessary.
  • Hydro testing to ensure there are no leaks.
  • Washing and coating the refractory in the rear door.
  • Installing new gaskets on the front and rear of the boiler and close-up fireside.
  • Inspecting the burners, including tightening and lubricating all linkages.
  • Checking and replacing any worn linkage ball joints, as needed.
  • Cleaning the burner air damper.
  • Inspecting the pilot and adjusting the ignition electrode arc gap.
  • Removing the Lock Out/ Tag Out from the boiler.
  • Firing the boiler and bringing it up to pressure.
  • Tuning and adjusting the burner on natural gas and fuel oil using electronic analyzer to achieve
  • lowest combustion emissions and maximum efficiency.
  • Documenting and leaving a copy of the analyzer combustion test results with the customer for SCAQMD records.
  • Testing all safety limits for proper operation.
  • Reporting on overall condition of the boiler system.

Quarterly Inspection

The scope of work included in our quarterly inspections includes:

  • Inspecting the burner, including tightening and lubricating all linkages.
  • Checking and replacing any worn linkage ball joints, as needed.
  • Cleaning the burner air damper.
  • Inspecting the pilot and adjusting the ignition electrode arc gap.
  • Checking to ensure the air filter is in good condition and free of debris.
  • Inspecting and cleaning the burner interior
  • Testing all operating controls for proper operation.
  • Testing all safety limits for proper operation.
  • Reporting on the overall condition of the boiler system.
